12 month lease and 9/10 month (school year lease)

Note: Nine to ten month leases run September through May. August move-ins will be prorated according to the number of days the apartment is occupied prior to September.  Twelve month leases can begin and end at any time during the year. Availability is usually in January, May, June, July and August.

The University of Toledo main campus is less than a 5-minute walk. The nearby UT shuttle bus pick-up is located at Rocket Hall. The city of Toledo’s public transportation are the TARTA buses. TARTA bus stops are located nearby on both Dorr Street and Secor Road.

We allow units to be sublet. The procedure for subletting is as follows:

  1. Lessee must identify a Sublessee.
  2. Sublessee must submit a standard lease application to the apartment manager for review and qualification.
  3. Upon management approval and Sublessee acceptance, Lessee will be assessed a $50 fee and Sublessee will assume the remainder of the lease.

NOTE: Subleases are conditional upon the following: Lessee must leave the apartment clean and without damages and Sublessee must accept apartment in “as is” condition.

All exterior entrances and apartment doors are secured with deadbolts. A key is required to for entry to all exterior doors, with the exception of the door to the management office which is unlocked only during normal business hours. All other building doors are locked 24/7.

Police officers from the City of Toledo and the University of Toledo Campus police routinely patrol our parking lot. In addition, an off-duty City police officer is contracted to provide additional security several days a week.

Each apartment is equipped with its own hot water heater. It normally takes 30 to 45 minutes to reheat the tank after it is emptied.
