What is the monthly rent?
We have a variety of apartments and layouts. Our one bedroom apartments begin at $359 and our two bedroom apartments begin at $495.

  • Is there a penalty for late payment?
    Yes. A penalty will be assessed for late payments in accordance with your lease. Be sure to read your lease carefully.

  • How much is the security deposit?
    We charge a $100 security deposit for one-bedroom and two-bedroom apartments and $200 security deposit for three-bedroom apartments.

  • Does the rent include utilities? What utilities will I be responsible for? Is there enough hot water?
    Tenants are responsible for electricity and all optional utilities such as telephone, cable, high-speed internet, DSL, etc.

    All appliances are electric.

    Does the unit come furnished?
    All units are unfurnished with the exception of window treatments. For your convenience, window treatments (blinds) have been installed in all apartment windows.

    Are laundry facilities nearby?
    Yes. Every building has a laundry facility that contains multiple coin-operated washers and dryers.

    Are pets allowed?
    We do allow some small pets. However, dogs are NOT allowed. Please check with management for a list of pets that are allowed.

    Is the unit furnished?
    All units are unfurnished, with the exception of appliances and window treatments. For your convenience, blinds have been installed in all apartment windows.

    Can I walk to the University? Does the UT Shuttle Bus or the TARTA bus stop nearby?
    The University of Toledo main campus is less than a 5-minute walk. The nearby UT shuttle bus pick-up is located at Rocket Hall. The city of Toledo's public transportation are the TARTA buses. TARTA bus stops are located nearby on both Dorr Street and Secor Road.

    Are grocery stores nearby?
    There is a grocery store located behind the Quad on Bancroft Street. There are also a small market adjacent to our property and two Carryout stores located within blocks.

    Is the landlord and/or maintenance available on weekends for urgent repairs?
    Standard repair work is generally completed within 24 to 48 hours. Emergency repairs are done as quickly as possible.

    Can the unit be sublet? If so, what is the procedure for this?
    We allow units to be sublet. The procedure for subletting is as follows:

    1. Lessee must identify a Sublessee.

    2. Sublessee must submit a standard lease application to the apartment manager for review and qualification.

    3. Upon management approval and Sublessee acceptance, Lessee will be assessed a $50 fee and Sublessee will assume the remainder of the lease.

    NOTE: Subleases are conditional upon the following: Lessee must leave the apartment clean and without damages and Sublessee must accept apartment in "as is" condition.

    Is parking easily available? If so, is there an extra charge?  
    Adequate parking is available for all tenants at no additional charge.

    Yes. The names of all residents must be indicated on the lease and each one must sign the lease individually.

    Yes. Snow removal is provided whenever it is necessary.

    Lawn care and grounds keeping is provided for all tenants at no additional charge.

    How secure is the facility? Do the doors have deadbolt locks?
    All exterior entrances and apartment doors are secured with deadbolts. A key is required to for entry to all exterior doors, with the exception of the door to the management office which is unlocked only during normal business hours. All other building doors are locked 24/7.

    Have the locks been changed since the last tenant moved out?
    All apartments are equipped with deadbolts and the locks are changed each time an apartment is leased to new tenants.

  • Is adequate lighting provided in the public areas and parking lot?
    All hallways, doorways, and each parking lot are well lit.

    Is security provided?
    Police officers from the City of Toledo and the University of Toledo Campus police routinely patrol our parking lot. In addition, an off-duty City police officer is contracted to provide additional security several days a week.

  • Will I be sharing hot water with other apartments? Is this ever a problem?
    Each apartment is equipped with its own hot water heater. It normally takes 30 to 45 minutes to reheat the tank after it is emptied.
